1. Permission from the lessor is required for painting, which must be done in light and neutral colours only. No modifications are permitted to the apartment.

2. Airbnb, house exchange, short-term rental, and subletting are prohibited.

3. The lease is conditional on a favorable credit check with the firm Oligny & Thibodeau and must be approved by the lessor. A letter of employment and a reference letter from the previous landlord are required.

4. The tenant must maintain civil liability insurance of at least $2,000,000 throughout the term of the lease and must provide a copy before occupancy.

5. The first month's rent must be paid upon signing the lease. The tenant must return the unit in the same condition as when they moved in.

6. Before taking possession, the tenant agrees to notify Hydro-Québec and assume responsibility for electricity as of the move-in date.

7. Non-smoker only. Marijuana is strictly prohibited inside the unit, on the balcony, and in all common areas of the building at all times.

8. No pets are permitted.
